What lease terms do you offer?
Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually our lease terms range from seven to 18 months.

How much are your deposits?
One, two, and three-bedroom deposits are $200 - $300, plus a $100 administrative fee along with $60 per application for every applicant over 18.

Do you charge membership fees for the gyms?
Memberships to both gyms, including the Larry North Fitness Center are included in your monthly lease fee.

If we lease in a certain phase, will we have access to amenities not in our phase?
All of our resort style amenities are available to every resident.

What kinds of events do you have at Austin Ranch?
We offer all types of events, ranging from outdoor movie nights to Social Spirits Happy Hour, Saturday brunches and Tots N Toons.

What about parking?
We offer detached and attached garages, tuck-under parking, and parking garage spaces, for an additional charge. We also have open parking located all over the community.

How big is Austin Ranch?
Austin Ranch is built on 1,900 acres of beautiful land. Currently, we have more than 1,900 apartment homes. We will be building for the next ten years, in the hope of reaching 5,000 apartment homes.

What kind of shops do you have at Austin Square?
An upscale restaurant, ZEN, has been secured to anchor Austin Square. It is a new American restaurant with wonderful fresh seafood and other delectable appetizers and entrees at reasonable prices, all paired with an extensive wine list. Down2earth has opened; this unique flower and gift shop has many wonderful surprises in store for you! Visit ReInvention Salon for a new look! The Daily Grind, Market on the Square, Mail at the Square and Classic Nails and Spa are ready to serve you. Need a portrait? Limelight Photo Studio will happily set up an appointment! What is your pet policy?
Austin Ranch is a pet friendly community. For pets under 30 pounds, a $300 refundable pet deposit is required in addition to a non-refundable pet fee of $300. For pets over 30 pounds, a $400 refundable pet deposit is required in addition to a non-refundable pet fee of $400. There is no pet weight limit, but there are breed restrictions. There is also a limit of two pets per apartment. Only domesticated animals such as cats, dogs, fish and birds are allowed.

Is fishing allowed at Lake Connell?
Yes. We encourage catch and release at Lake Connell to ensure that everyone is able to enjoy fishing.

Are trainers available?
