What are your general guidelines for leasing? How will I know if I'll qualify?
We require proof of verifiable income, rental/mortgage history, credit report and criminal history. Click here to download our full list of rental requirements & guidelines
If we lease in a certain phase, will we have access to amenities not in our phase?
All of our resort style amenities are available to every resident.
What lease terms do you offer?
Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually our lease terms range from 7 to 18 months.
Is fishing allowed at Lake Connell?
Yes. We encourage catch and release at Lake Connell to ensure that everyone is able to enjoy fishing.
What is your pet policy?
Austin Ranch is a pet friendly community. For pets under 30 pounds, a $250 refundable pet deposit is required in addition to a non-refundable pet fee of $250. For pets over 30 pounds, a $350 refundable pet deposit is required in addition to a non-refundable pet fee of $350. There is a $10 monthly pet rent per pet. Austin Ranch does not have a weight limit,
but there are breed restrictions and a limit of two pets per apartment. Only domesticated animals such as cats, dogs, fish and birds are
How much are your deposits?
One, two, and three-bedroom deposits are $150 - $350, plus a $75 administrative fee along with $50 per application for every applicant over 18. See leasing office for details.
Do you charge membership fees for the gyms?
Memberships to both of our on-site fitness facilities are included in your monthly lease fee. If you want to participate in the PowerUp Yoga classes, there is a minimal fee.
What kinds of events do you have at Austin Ranch?
We offer all types of events, ranging from football parties, to holiday parties, meet your neighbor nights, Happy Hour functions, Saturday brunches and Health Fairs.
What about parking?
We offer detached and attached garages, tuck-under parking, and parking garage spaces, for an additional charge. We also have open parking located all over the community.
How big is Austin Ranch?
Austin Ranch is built on 1,900 acres of beautiful land. Currently, we have more than 1,900 apartment homes. We will be building for the next ten years, in the hope of reaching 5,000 apartment homes.
How do I set up my utilities?
The following companies provider service to Austin Ranch:
- Water: Don't worry - we set that up for you!
- Electric: You have your choice of electricity suppliers Visit www.powertochoose.org. Our preferred provider is TXU Energy (800-242-9113).
- Phone & Internet: Only AT&T (877-776-7802) provides phone & internet services at Austin Ranch.
- Cable: We have different provides in each neighborhood:
